We work where the building is the hard part
Prime Demo Manhattan is a demolition contractor based at 144 W 38th St, New York, NY 10018, in the middle of the Garment District's loft blocks. We work across Manhattan.
The work is interior demolition: offices, apartments, shops, restaurants, showrooms and loft space taken back to whatever the next stage needs. Alongside it we cut and remove concrete, and we clear the material we generate.
What that work actually demands in this city is less about force and more about sequence. Nearly every interior job in this city is in a building with other people in it, one shared freight elevator, a managing agent with rules, and a city with a view on what time you can start. Knowing how to get material out of a fourth floor walk-up without damaging the stair is a bigger part of the job than knowing how to take a wall down.
How we price and what we tell you
We walk it before we price it
An estimate written from a drawing is a guess. We look at what is actually there, what is behind the surfaces, and how it leaves the building.
We say what we find
If something behind a wall is going to change the number, you hear it that day. Surprises get more expensive the longer they are carried.
We read the building's paperwork
The alteration agreement and the freight allocation decide the schedule more than the scope does, so we ask for them before we quote.
We hand over what the next trade needs
When we finish we tell you what we found behind the walls. Your electrician and your plumber are the ones who have to deal with it.
01 Before the first wall
Protection goes in before anything comes down
It is faster to protect a lobby than to repair one, and a managing agent remembers a damaged corridor far longer than a tidy one.
Corridors, floors, door frames, elevator cabs and anything staying in the space are covered before the work starts. On an occupied floor that is most of the first day, and it is the part that decides whether the building wants you back.
Who we work with
General contractors and construction managers, architects and designers, building owners and managing agents, boards running a capital project, and commercial tenants and their contractors clearing a space at the end of a lease.
On residential work we come in as the demolition trade alongside the general contractor running the renovation.
If you are a general contractor, you mostly want to know that we will hold a date and not create a problem with the building. If you are the managing agent, you mostly want to know that your corridors, your elevator and your other tenants come out of it unaffected. Both are fair, and we try to answer them before you have to ask.
